Magical Math for Property Management; Understanding Key Performance Metrics & Calculations

Property management is an investment exercise. By performing our management tasks with this in mind, we can enhance the quality of the lives of our residents, serve our owners, investors, company and teammates.  Understanding performance metrics and calculations is key to accomplishing this. Gaining an understanding of common terms, statements, and calculations will help attendees communicate better, understand and realize goals, and understand the true dollar value of every team member’s contributions.

○ Occupancy, Vacancy & Economic Occupancy

● Financial Terms, Calculations & Statements

○ Operating & Cash Flow Statements

● Investment Terms & Calculations

○ Cap Rate, ROI & Payback Period



One sponsorship available for $200.  Sponsor will have the opportunity to speak for 5-10 minutes at the beginning of the class.  

Victoria Cowart, CPM, NAAEI Faculty, is the Multifamily Director of Education and Enterprise Sales for PetScreening. Previously, she was a direct property management industry member with extensive experience providing management and oversight for a mix of portfolios, including apartment communities, manufactured housing communities, and HOAs.

Victoria obtained her degree in the management of human resources, her industry CPM designation, and a certification as an NAAEI Faculty member. She helped launch the Charleston Apartment Association, served as its President, and then became the President of the SC Apartment Association and an RVP for NAA. While serving NAA, she chaired four committees—most recently as the 2021 Legislative Committee Chair. 

Victoria was recently honored to be inducted into the SCAA Hall of Fame. She is a wife, mother, and passionate advocate for industry education, pets, and assistance animals.
